Project Manager

Job Summary:
Project Manager will successfully manage all projects and/or tasks to exceed the expectations of the clients, both external and internal. Responsible for cost controls, daily production analysis, crew performance, regular site visits, documentation and reporting of site visits, schedule, quality of construction, and staff training.
Minimum Qualifications:
- Computer and Technical Skills. Proficient in HCSS, Microsoft Office, P6.
- Industry Knowledge.
- Minimum of 5 years of experience in Heavy Civil and Commercial types of construction and methods of project delivery.
- Experience with development of sites, utilities, and infrastructure.
- Experience with government services, including zoning, permitting, taxes, incentives and abatements.
- Previous experience with contracts and agreements for effecting construction and sub- contracting.
- Must be able to lead both clients externally and project team members internally.
- Written and verbal communication skills and the ability to work effectively with other team members is crucial.
- Must be capable of representing the company in a professional manner.
- Strong time management required; organizational, planning and time management abilities are critical to solve problems creatively, manage/schedule multiple priorities, and adhere to deadlines.
- Ability to prepare and manage project budgets, including preparation of funding requests, project proposals, change orders, and invoices. Responsible for ensuring that all are approved, contracted, and paid on time as needed to keep a project moving forward.
Duties and/or Responsibilities:
1. Safety - The PM must be able to implement all safety standard operating procedures.
2. Cost Control and Communication - A PM is responsible for Cost Control, Communication, and Documentation which include:
- Oversight of daily production analysis, communication of findings to senior management, recommending improved efficiencies to field management, finding better alternatives to increase production and reduce cost, determining accuracy and taking appropriate actions when necessary.
- Review of daily, weekly and monthly reports prepared by direct reports; determine accuracy and take appropriate actions when necessary.
- Monitor submittal and invoice approval progress and take appropriate actions when necessary.
- Monitor and evaluate the timeliness and effectiveness of all project documentation.
- Review all subcontracts, purchase orders and change orders on all projects under his/her control and approve for signature.
- Communicate or monitor communication with project team members and ensure that all communication is professional, timely and necessary.
- Act as contact between construction project manager and construction project superintendent on site to ensure development plans are followed through.
3. Preconstruction:
- Incorporate and balance the interests of Construction and Management divisions into the project.
- Analyze estimates, takeoffs. and bids and make award decisions.
- Evaluate scope of work and determine if they are written to maximize benefit to the Project.
- Evaluate construction documents for compliance and completeness.
4. Quality Assurance and Quality Control:
- Understanding the QA/QC plan, associated activities, and reports required.
- Hold everyone accountable to the plan.
5. Finance:
- Project Manager will manage his/her own Projects the PM has ultimate budget responsibility for all Projects under his/her control and will hold those reporting to him/her accountable for the budgets on their projects.
6. Schedule:
- Proficiency in P6, or equal.
- Create and update a master CPM schedule.
- Understand task sequencing, durations and logic.
